Builder contracts

Builder purchase agreements are written by the builder and generally favor the builder. Patricia reads them with you, points out the sections buyers most often overlook, and makes sure you understand the timelines and obligations you are agreeing to.

Incentives that aren't simple

Rate buydowns, design-center allowances, closing-cost credits and lot premiums can all be layered together. Comparing two offers means comparing the total picture — not the headline number.

Lender coordination

Builder-affiliated lenders and outside lenders each have advantages. Patricia helps you compare and keeps loan milestones aligned with a construction schedule that can shift.

Timeline management

Start dates, framing, drywall, completion estimates and closing windows all move. Staying ahead of that calendar protects your rate lock, your lease end, or your current home's sale.

Walkthroughs and quality checks

Pre-drywall and final walkthroughs are your opportunity to document items and get them addressed while attention is still on your home.

Negotiation where it exists

Base prices are often firm, but options, upgrades, incentives, lot selection and timing can be discussed. Knowing where flexibility usually sits is the advantage of experience.

Resale or new build?

Comparing the two honestly

New construction offers newer systems, warranty coverage and the chance to choose finishes. It can also mean waiting, landscaping costs, and a neighborhood that is still filling in.

Resale offers established neighborhoods, mature trees, negotiated pricing and immediate occupancy — with the maintenance profile of an older home.

Neither is automatically better. Patricia's role is to lay both side by side against your timeline and budget so the choice is yours with clear eyes.

Builders generally have policies about buyer representation and compensation that vary by builder and community. Patricia reviews the specifics with you before you register at a community.

Why register with my agent on the first visit?

Most builders ask who represents you at first registration. Bringing Patricia with you, or naming her at that visit, is what preserves your representation for the rest of the process.

Is the on-site sales agent representing me?

The community sales representative works for the builder. Independent representation means someone is reviewing the same documents with your interests in mind.

Has Patricia worked with new construction before?

Yes — she has sold new-build homes to clients throughout the Greater Phoenix area and is familiar with how community sales processes and construction timelines work.
