How is my asking price determined?

By evidence. Recent comparable sales set the baseline, current competing listings show what buyers can choose instead, and your home's condition, updates and location adjust from there.

What happens if a home is priced too high at launch?

It usually attracts fewer showings in the window when attention is highest, sits longer, and often sells for less after a reduction than it would have with correct initial pricing.

Do I need to make every repair before listing?

No. The goal is a focused list of items that affect how buyers perceive condition and value. Patricia will tell you plainly which items are worth doing.

Is staging really necessary?

In most cases some level of preparation helps. It can be as light as editing furniture and neutralizing rooms, or more involved when a home is vacant.
